Urban development

Just over 15 years ago, Helsinki’s Kalasatama looked very different. Today, the former harbour and warehouse area has grown into a district with more than 11,000 residents and around 10,000 jobs.

The heart of Kalasatama – the Redi shopping centre and its cluster of high-rise towers – is a strong example of how we at SRV develop cities.

For us, urban development starts from real needs: the city’s vision, people’s everyday lives, and how an area functions today and in the future. Our goal is clear: a more vibrant city centre, better accessibility, and a sustainable, economically viable whole. We don’t create isolated projects, but integrated environments that work as part of the city.

Another good example is Wood City in Jätkäsaari, Helsinki – a modern wooden block combining offices, housing and services. It is home to companies such as Supercell and WithSecure, and demonstrates in practice how responsible construction is delivered.

Project development

Do you have a plot or property you want to develop? Are you looking for a functional solution for housing, workplaces or services?

At SRV, we take ideas all the way to completion, drawing on experience built over decades and hundreds of projects. In project development, we combine the city’s objectives, our clients’ needs and our own expertise.

WithSecure’s headquarters in Jätkäsaari, Helsinki, is a good example. The goal was an environmentally sustainable workplace that supports wellbeing, fosters a sense of community and reflects the company’s transformation. The result is a striking, predominantly wooden building and one of the first projects in Finland aligned with the EU taxonomy.

We develop residential buildings, offices, hotels and retail spaces, often as hybrid solutions, as well as educational, healthcare and logistics properties. This expertise is also demonstrated by the Wintteri multi-purpose building in Uusikaupunki, where education, sports and culture are brought together under one roof.

We take projects from concept to completion and operation in close cooperation with cities and authorities. We are responsible for project planning, design management, construction, maintenance and, when needed, securing investors.

Property development

Can an old building be made fully functional again while preserving its value? What if a property no longer meets today’s needs?

At SRV, we develop existing properties through refurbishment, change of use and improved energy efficiency. Our particular expertise lies in complex and historically significant buildings.

The Finnish National Theatre is a good example. This protected building, over a hundred years old, was fully renovated to meet modern requirements while preserving its unique character.

We tailor our solutions to each property. Sometimes we renew everything; sometimes we combine old and new. The Kulttuurikasarmi in central Helsinki shows what a change of use can achieve at its best: a former barracks area transformed into a vibrant hub for culture, restaurants and events.

We take projects from concept to completion together with our clients. When needed, we also manage zoning changes, financing, and securing investors and tenants.

Infill development

Does your housing company have land that could be used more efficiently? Could additional construction improve your finances without disrupting everyday life?

Infill development is a practical way to do just that. Building more on an existing plot creates new value: the housing company gains income, while local services and transport connections continue to develop. Aarni in Louhela, Vantaa, is a good example. Through infill development, new homes were built on an existing plot, creating added value for the entire housing company.

At SRV, we develop infill projects together with housing companies, particularly in growth centres such as Helsinki, Espoo and Vantaa, as well as Turku, Tampere and Oulu. We provide a free initial assessment of what can be done on your plot and how the project can best be carried out.
