We operate responsibly and flexibly in all types of projects. Together, we identify the most suitable delivery model – whether it’s a cooperative contract, alliance, design-build or lifecycle model.
Alliance projects are founded on deep collaboration between the client and project partners. The parties work under a shared agreement that aligns objectives and includes a joint approach to risk and reward sharing. Development and construction progress in parallel, supported by an open-book model that ensures transparency and trust. With all parties committed to achieving the best outcome for the project, the alliance model is particularly effective for complex, long-term developments.
In a Project Management Contract, SRV manages the construction project on behalf of the client, overseeing procurement, site operations, and subcontractors. The client has a single contract with SRV, while remaining responsible for project design and maintaining direct agreements with designers and consultants. The contract follows the General Conditions for Building Contracts (YSE), providing a clear framework for responsibilities and project execution.
A Collaborative Project Management Contract combines elements of both the alliance model and a traditional Project Management Contract, with a strong emphasis on close collaboration between the client and contractor. The contract is delivered in two phases: a development phase followed by an implementation phase. Design responsibility may rest either with the client or the project management contractor, depending on the project arrangement. Risks and rewards are shared between the client and contractor according to an agreed model, aligning the interests of all parties. The contract follows the General Conditions for Building Contracts (YSE), including the responsibilities and obligations defined therein. This model is particularly well suited to demanding projects where design solutions need to be carefully aligned with user requirements throughout the project.
In a Design and Build Contract, we are responsible for both the design and construction of the project, typically at a fixed lump-sum price. This delivery model is also known as a Design and Build (DB) contract. The client has a contractual relationship solely with the main contractor.
The lifecycle project model is gradually becoming more common, particularly in public sector projects. In a lifecycle project, construction is typically delivered under a Design and Build Contract (DB Contract). In addition, SRV is responsible for the maintenance of the building and commits to carrying out the required maintenance-related services throughout the agreed service period, which typically ranges from 10 to 20 years.
In a Development Project, SRV is responsible for project development. We identify and address the end user’s space requirements and sell the project to an investor before construction begins. A Design and Build Contract is signed with the investor for the construction phase. Changes to the plans can be made during the project by mutual agreement.In a Development Project, SRV typically bears the financial risks and rewards of the project.
