SRV’s Kokardi development is located in Itä-Pasila. The 13-storey building includes 62 modern apartments ranging from studios to four-room homes. Kokardi occupies a central location just 700 metres from the Tripla shopping centre. It forms part of a wider area development where modern and sustainable solutions play a key role.

In new residential buildings, high-quality shared spaces extend the home and add valuable extra room for daily life. Kokardi offers residents access to three rooftop saunas and a roof terrace. During the day, the club room on the 13th floor serves as a bookable remote working space, and in the evenings it can be reserved for hobbies or leisure activities. The housing company also has access to a well-equipped and comfortable fitness room shared with the neighbouring building, Junailija.

From a housing construction perspective, Pasila offers an excellent opportunity to make use of the district’s existing infrastructure. Kokardi is located close to established services and some of the best public transport connections in Finland. Pasila is strengthening its role as a major event district and a diverse centre of services. It is estimated that between 2010 and 2040, Pasila’s population will triple and the number of jobs will double. The area currently has around 10,000 residents and 25,000 jobs.

“From a housing construction standpoint, Pasila makes it possible to utilise existing infrastructure exceptionally well. New homes are being built within an area that already offers a wide range of established services,” says Jorma Seppä, Senior Vice President for Housing Construction in the Helsinki Metropolitan Area.

Housing construction

SRV’s housing construction consists primarily of own-based and own-developed housing production in Finland’s strongest growth centres, particularly in the Helsinki metropolitan area, in line with the company’s strategy. In addition, SRV selectively undertakes housing construction contracts for public and private clients.

An own-based project refers to a development that SRV has created itself, where the company sells the apartments directly to consumers. In this type of project, SRV carries both the sales risk and the construction risk.

An own-developed project also refers to a development created by SRV, but in this case the project is sold to an investor before construction begins. SRV carries the construction risk, and revenue is recognised based on the degree of completion.

Construction contracts are building projects commissioned by external clients, in which SRV acts as the main contractor.
