Lumo One, built by SRV, is Finland’s highest rental tower and one of the high-rise buildings in the Kalasatama tower district. Rising over 120 metres and comprising 31 floors, the tower is directly connected to the REDI shopping centre and contains 291 Lumo rental homes, offering an alternative to owner-occupied living. Experience gained from constructing the earlier towers enabled a more efficient site: the time required to build one floor’s frame was cut by half compared to Majakka and Loisto. Lumo One was completed in 2022.
Lumo One is one of the tallest high-rise towers in Finland
Construction of the Lumo One tower began in spring 2020, and the first residents moved into their new homes in June 2022. Lumo One forms part of the eight-tower Kalasatama cluster, which is the largest construction project in SRV’s history. Of the Kalasatama towers, Majakka was completed first in 2019, followed by Loisto in 2021. Visio is currently under construction and will be completed at the end of 2023. The entire Kalasatama tower cluster is scheduled for completion in 2027.

High-rise construction requires specialised expertise
“Buildings of this scale bring with them a significant number of employees, extensive safety considerations, complex materials logistics and a wide range of checks to ensure that wind loads and other forces do not cause damage,” explains Kai Remmler, Head of SRV’s High-Rise Construction Unit.
The Lumo One project also had the added challenge of being built during the COVID-19 pandemic. Site visits and apartment viewings required special arrangements, from restricted group sizes to protective equipment and careful coordination. Even so, the project remained on schedule, and residents were able to move into their homes earlier than anticipated.
Experience from previous towers helped accelerate the programme: where one floor’s frame previously took two weeks to build, it could now be completed in around six days.
“In Lumo One, the key difference was the shift from load-bearing concrete walls and cast floors to an in-situ cast column-and-slab structure. This reduced the overall workload and enabled a faster construction cycle,” Remmler notes.
High-quality homes above the city
“The apartments in the tower are carefully designed, comfortable and high-quality urban homes. Floor-to-ceiling windows maximise the views, and instead of traditional balconies, the homes feature fresh, light-filled green rooms. On the 29th floor, residents have access to an impressive range of shared spaces, including glazed terraces, premium saunas and a multipurpose residents’ lounge, perfect for cooking with friends or enjoying the view above the city. A wide selection of housing services will further support smooth, effortless living,” says Laura Koiranen, Regional Director at Lumo Homes.
Designed to make daily life easier
High-rise construction in urban centres enables service concepts not previously seen in Finland, allowing people to free up time from everyday routines for activities they enjoy. According to resident surveys, diverse services and well-designed shared spaces add meaningful value to tower living. The shared facilities and their services — such as gyms, saunas and dog-washing stations — have been designed based on resident needs and preferences.
“To ensure a smooth moving-in experience, we reserved the street area in front of the building, staggered move-in times and brought Lumo Homes staff on site to assist residents. Some customers also opted for our full-service moving package,” Koiranen explains.
Lumo One showcases SRV’s pioneering role in high-rise construction
High-rise construction is one of SRV’s key competences and competitive advantages. In addition to the Kalasatama towers, SRV has delivered several landmark projects across Finland: Niittyhuippu in Espoo (85 m), Satamarannan Masto in Oulu (50 m), the 25-storey Hotel Torni in Tampere (88.5 m), and the Topaasi (17 floors) and Opaali (16 floors) towers built above the railway deck in Tampere.
Lifecycle-wise solutions for sustainable high-rise living
High-rise construction supports sustainable urban development: land is used efficiently when building upwards in a dense urban environment with excellent public transport connections. Lumo One was designed for adaptability — the lightweight partition walls can be removed if apartments need to be modified or a new use is required. This solution also helped speed up construction.
Towers are long-lived assets designed with a long lifecycle in mind. They are visible landmarks that shape the cityscape and enhance the appeal of urban centres. Proper maintenance preserves the value of the built asset. Managing the building’s air pressure balance also reduces energy consumption.
Structural choices can significantly reduce the amount of concrete used. Despite the large footprint of the towers, their weight relative to their base area is lower than that of a typical building. In Lumo One, careful design further reduced energy consumption. It is the first high-rise residential building in Finland to achieve a BREEAM Very Good certification.
