Horisontti is Finland’s first office skyscraper and the fifth tower building in Helsinki’s Kalasatama district. The office tower is owned by the real estate investment company Niam. The 26-storey building was completed in spring 2025 and rises to a height of 111 metres. Horisontti is located on the roof of the REDI shopping centre, in its northwest corner, offering unobstructed views to the south and west towards Helsinki city centre and beyond, out to sea.
“We are very pleased with the acquisition of Kalasatama’s Horisontti, and together with SRV, we are supporting the transition towards more environmentally friendly construction and more responsible real estate ownership. Horisontti’s premises offer tenants and visitors a unique experience and a reason to come to the office. Together, Niam and SRV have created a magnificent landmark in Kalasatama that meets users’ quality and functional requirements now and in the future,” says Antti Muilu, Country Manager for Finland at Niam.
Adaptable business premises for a wide range of needs
Horisontti offers its users comfortable, modern and bright business premises in Finland’s most impressive tower complex in Kalasatama. Its location in the heart of Kalasatama, at a public transport hub and with a large parking facility, makes the premises exceptionally accessible. The convenient services of the REDI shopping centre, including restaurants, grocery stores and gyms, complete the offering.
Horisontti’s premises are also adaptable in terms of building services technology, enabling high energy efficiency, flexibility and suitability for a wide range of uses, as well as a working environment that supports wellbeing.
Pre-designed functional space concepts also make it easier for companies to plan their work environments and ensure that the premises serve different needs. SRV also relocated its own headquarters to Horisontti after the building was completed. In addition to adaptable floor layouts, the meeting centre on the 25th floor of the office tower provides flexible additional space for the building’s tenants.

Designed for energy efficiency
Horisontti has been designed to be highly energy efficient, with sustainability aspects taken extensively into account. The building makes use of smart building technology, such as adjustable ventilation, heating and cooling, ensuring excellent conditions all year round.
In addition, the premises feature smart lighting that adjusts according to occupancy and daylight. This reduces energy consumption and supports sustainable development throughout the building’s entire life cycle. The office premises meet the criteria for the highest Platinum level of the LEED environmental certification. This makes Horisontti a responsible and energy-efficient office building.
