It means that we always optimise the environmental footprint and costs of buildings in the long-term. Energy consumption and carbon footprint are optimised through the choice of energy production methods and materials and through energy-efficient solutions. Costs are optimised by rational coordination of investment, operating and long-term costs. Technological development and changing needs in terms of space are taken into account in the design, and our services enable buildings to be adapted as required.

Value through lifecycle-wise construction
An internationally interesting flagship of Finnish wood construction – two residential apartment buildings, an office building and a hotel. The whole combines design, sustainable development, urban community and good transport connections. The wood used in the office building sequesters carbon dioxide by the annual emissions of 600 cars.
PRESSI SMART PREMISES, VANTAA
A business premises solution designed to be responsible, with special attention paid to life-cycle energy efficiency. The building has solar electricity as well as an innovative geothermal solution that enables the transfer of energy between buildings. Use-controlled ventilation, heating and lighting, a learning property automation system and minimizing the property’s external heat loads.
Commercial property where SRV produces renewable energy as a service. SRV is carrying out energy renovations, where production systems are converted to local renewable energy. Heat and cooling energy is implemented with geothermal pumps and building electricity with solar panels. Energy is delivered to the property as a service. Energy solution achieves lower life cycle costs, 55% lower CO2 emissions, and better user comfort.
MONIKKO SCHOOL CENTER, ESPOO
The Monikko school center will have healthy, flexible and energy-efficient facilities. CO2 emissions are reduced by optimizing the use of building materials, the energy system and the property. The energy solution implements heating and cooling energy with geothermal pumps and building electricity with solar panels
The geothermal solution reduces CO2 emissions by about 65% per year compared to conventional district heating.
JOKIRINNE LEARNING CENTER
SRV is implementing the Jokirinne Learning Center in Kirkkonummi as a ten-year life cycle project. A life cycle project means that SRV implements the design, construction and maintenance of the project as a total responsibility contract for the municipality of Kirkkonummi. The service agreement covers the responsibility for the lifecycle services of the learning center for ten years. These services include property management and administration services, property and outdoor care and maintenance, energy use and control, waste management services and cleaning services.
The premises are planned to be energy efficient according to the legislation that came into force at the beginning of 2018, and at least 70 percent of the building's heating energy is produced with geothermal energy.
SIUNTIO EDUCATION AND WELLNESS CAMPUS
The project will be implemented as a lifecycle project, with SRV responsible for the maintenance and upkeep of the property to be built for 20 years. The 20-year service agreement associated with the lifecycle project ensures high-quality maintenance of the premises as well as a very energy-efficient and environmentally friendly lifecycle solution, also in terms of carbon footprint.
HELSINKI UPPER SECONDARY SCHOOL OF LANGUAGES
The new build will rise next to the Myllypuro metro station. The project will be carried out as a life cycle contract, in which SRV is responsible for the design, implementation, maintenance and servicing of the new property for the first 20 years. The objectives of the Carbon-neutral Helsinki 2035 action plan are implemented in the design and material selections of the Helsinki Upper Secondary School of Languages. The choices of the design solution have focused on energy efficiency measures and local, renewable energy production with heat pumps and solar panels. The building will benefit from a hybrid energy production solution which will combine district heating and air-water heat pump technology.
UUSIKAUPUNKI EDUCATION AND WELLNES CENTER
The project is to be implemented using a life cycle model. In the life cycle model, SRV undertakes to build the property and take care of its condition and maintenance for the next 20 years with an additional five-year option. The building covers an area of approximately 22,500 gross square meters.
