REDI shopping centre awarded LEED Platinum certificate
REDI, implemented by SRV at Kalasatama in Helsinki, has achieved the highest, i.e. Platinum level, LEED environmental classification. In the evaluation, most points were awarded for REDI’s excellent location and energy-efficiency. REDI is situated in the immediate vicinity of Kalasatama metro station; when the shopping centre is open, there is a direct connection from the metro platform to the shopping centre’s third floor. Moreover, in REDI’s design and implementation, particular attention has been paid to energy-efficiency.
The project achieved 84 points, significantly exceeding the 80-point limit required for the Platinum level, the highest of the four-tier LEED certification system. In REDI, the water fittings are water-saving, waste is sorted and recycled, and the selected surface materials are low-emission. During use, energy efficiency is monitored by testing the actual operation of building systems against their planned design performance. REDI also features a public park area, implemented on the shopping centre roof above the Itäväylä highway, which helps in the management of storm waters.
“Pursuit of the Platinum level was natural for REDI. In our operations, it is important for us to find environmentally friendly and sustainable solutions. REDI is also a large construction complex in the middle of Kalasatama, which will utilise the smart energy solutions of the future. A smart area also requires smart solutions for its properties. As a responsible developer of urban centres, we support the goals set for the Kalasatama area by the City of Helsinki,” says SRV Planning Director Juha Marttinen.
Kalasatama is supporting the achievement of Helsinki’s climate goals, and since 2013 the area has been developed as a pilot zone of smart urban construction. In the spirit of Kalasatama, REDI has 3,000 bicycle spaces, 227 charging points for electric vehicles, and also charging points for electric bikes. In accordance with the objectives for the area, REDI’s eight tower buildings will also feature ecologically-oriented technical systems. The residential apartments will incorporate as standard smart-home central units, which will enable smart control of the home, such as control and metering of lighting or power sockets. The smart-home central units and apartment-specific meters will also help measure and illustrate for residents the apartments’ electricity and water consumption. In addition, apartments with saunas have been installed with control relays to enable power limitation of sauna heaters in order to implement electricity demand flexibility.
“The Platinum-level LEED environmental classification received by REDI shopping centre is a fine achievement and, together with the smart solutions being built into the residential towers, it is an excellent addition to the development of Smart Kalasatama,” says Project Director Hannu Asikainen, City of Helsinki.
LEED, which originated in the USA, is an internationally comparable certification system, which helps compare properties’ environmental efficiency using standardised methods. The certification process takes into account the sustainability of the building’s location as well as the consumption of energy, water and materials throughout the building’s life cycle. The building’s LEED certification, awarded by the U.S. Green Building Council, is based on an evaluation of environmental characteristics made by an independent third party. The sustainable consulting company Green Building Partners was responsible for supervising REDI’s LEED certification. “Environmental certification granted by a third party is a clear, globally accepted way of demonstrating a property’s responsibility. Nowadays, commercial new construction projects are certified almost without exception, and in existing properties certification is also increasingly taking place during maintenance,” Senior Consultant Konsta Tuokko, of Green Building Partners.

REDI in brief
REDI, implemented by SRV at Kalasatama, Helsinki, will comprise the inner city’s largest shopping and experience centre as well as eight tower buildings. Below the centre is a 2,000-space parking facility, usable by both the towers’ residents and the shopping centre’s customers. REDI shopping centre and parking facility opened their doors to customers in September 2018. REDI as a whole is an SRV own-development project. REDI shopping centre investor group includes Ilmarinen, OP Financial Group and LocalTapiola, in addition to SRV.
Construction work at REDI, Finland’s largest urban construction project, was launched in spring 2015 and is expected to continue until 2023.
