ViaBaltica Logistics Centre in Saue, Estonia, Development project

SRV is developing а new logistics centre in the outskirts of Saue, about 20 kilometres from Tallinn. ViaBaltica Logistics centre represents a modern and cost-effective model of A-class distribution centre, which can be modified depending on customer’s needs and used for a long-term lease.

The land plot is about 4,8 ha in size and owned by the Estonian subsidiary of SRV International. The plot is located by the Via Baltica highway (E67), which is a main traffic route going from Tallinn through Latvia and Lithuania forward to Europe, near the intersection with Tallinn’s Ring Road. Road connection to Tallinn is excellent.

SRV has already built several buildings with business premises in the area of Saue for Finnish companies Paulig, Wihuri, Plastone and recently for Oriola-KD Group. 

Project financing and implementation
Preliminary marketing of the ViaBaltica Logistics centre is going on. SRV is seeking tenants and investors/investments for construction period.

SRV is ready to commence works on site in a very short time during this year. Implementation according to SRV Model makes possible to overlap the design and construction works. It is scheduled three months for accomplishing design works, and eleven months after obtaining the building permit for execution of construction works. SRV takes care of development and project management; and SRV’s local affiliated company will carry out construction works.

Lease
Completed logistics premises will be leased in 1,000 – 17,500 m² units. Offices on the second floor will be leased separately.

Lease rates
Defined lease rate EUR/m²/month + payments for utility services. The lease is subject to increase according to the CPI (Consumer Price Index). Lease rates for logistical and office premises are very competitive.
