New residential area "Little Finland" in Vyborg

SRV will build four detached houses, two semi-detached houses, eight terraced houses and about 280 high-rise apartments in the idyllic seaside district of Papula in Vyborg, Russia.

The construction will be two-phase. The first phase will see four eight-floor apartment blocks, two terraced houses on two floors and two semi-detached houses. The construction works started in summer 2007 and the first high-rise apartments were completed in December 2008.

The lot measures 3.75 hectares in total and it is located north of the city of Vyborg. While the site is in the immediate vicinity of Vyborg city centre, it is also close to nature and the sea. The trees in the area and the erratic blocks of rock that characterise the area will be kept in their natural state, as far possible. The entire width of the lot is on a steep incline. The buildings have been situated in groups, with the apartment blocks on top of the hill, the terraced and semi-detached houses on the hillside below them and the detached houses near the shore.

The area will have complete and autonomous municipal engineering facilities. Papula will have its own central heating plant, reserve power station and drinking water purification plant. Parking spaces will be built later for the apartment blocks, while the individual houses will have their own garages.

Finnish design companies are responsible for the planning work. The buildings will be constructed applying technical and architectural solutions which have been tried and tested in Finland. Every occupant in Papula will have a view of the sea and a glazed balcony or terrace.

As is the custom in Russia, the Papula housing will be sold with the framework completed, but without surface finishes or fixtures and fittings. Should the buyer so wish, SRV will put the finishing touches to the accommodation and even provide the interior design under a separate agreement.
